There are different types of surveys available to purchasers from a standard mortgage valuation survey through to a full private building survey. We can recommend a number of good local surveyors who can assist.
We also have useful contacts with a variety of contractors ranging from damp and woodworm specialists, electricians, gas safe engineers, gardeners, plumbers and general building contractors, who we can recommend to both vendors and purchasers.
This is payable on the purchase of any property costing more than £125,001. Currently this is set at 1% of the purchase price from £125,001 - £250,000, 3% from £250,001 - £500,000, 4% from £500,001 - £1,000,000 and 5% for properties £1,000,001 and over.
Land Registry Fees
This is charged on the purchase of a property and is calculated on a scale related to the purchase price. Your solicitor will let you have a schedule of charges.
These are investigations carried out by your solicitor through the local authority to identify any planning matters that might affect a purchase. Additional Searches - It may be necessary to carry out other types of searches to check on such issues as water drainage, mineral rights and environmental matters - these may vary in certain areas.
